  1. We are a Lease Guarantor for Luxury apartments. We work with all the major apartment managment companies. You are the occupant just have to show:
    1. 3x the rent
    2. Valid ID
    3. Must be Able to pass a background check

    We will fill out the application to the property with our credit, financials and references as the primary applicant and list you as the authorized user (secondary resident). The property only checks the credit of the primary applicant in the case of a business (not presonal application).

    We charge: The apartment leasing office Deposit will be the lowest they require so you want be asked to pay high deposits our Credit is great so we will qualify you for the lowest deposit and any move in specials. We are taking the Risk without doing a Credit Check so we are charging a fair price to get your family in a safe home.

    1. One time fee of $1495 for properties $1500 or less!
    Rent- $1500-$2000 the Risk fee is equal to the rent.
    Rent- Over $2000 then its 15% of the 12month rent amount.

    Example Rent $3000@month. $36,000 total for a 12month lease term. 15% Risk fee- $4500

    If your Rent is $5000@month then that's $60,000 for a 12month lease term. Risk fee- $9000
    2. $250- Employment verification Must be able to show proof you can afford the rent.
    3. $75.00-Administrative fee. Lots of paper work to get keys to apartments nowdays.

    This will be for a 12month lease term. No monthly fees. You pay the rent directly to onsite leasing office each month. This will give you 12months of positive rental history.
